Maintenance reports
The property manager expects owners and residents to report problems in a timely manner (accidents, malfunctions, dangerous situations, water infiltration, storm damage, elevator problems, …). Always mention who you are, the building and your contact details and add overview photos for urgent matters. Email beheer@mysebas.be.
Something is broken in my apartment
Maintenance and repairs in private parts are normally for the owner/resident, unless the problem concerns the community. Doubt? Send photos and explanation to beheer@mysebas.be.
Something is broken in our building
Repairs to common parts fall under the VME. The general meeting decides on maintenance, repairs or renovation; the property manager executes the decisions and contracts.
The plumbing is acting strange
Use the plumbing correctly: do not throw fat, food waste or hygiene products in the toilet or sink and preferably use the large flush button. Apartments have long pipes with small gradient, which causes blockages to occur more quickly.

Our elevator is not working
Report breakdowns most efficiently directly to the maintenance company of your elevator (contact details and elevator number are posted in the elevator). You can also email beheer@mysebas.be.
(Storm) damage to roof or facade
Email us with photos via beheer@mysebas.be so we can assess the situation.
We engage the right partners and warn the block policy if necessary. For limited damage, we take protective measures; structural problems we present to the VME.

Add name, building, contact details and clear photos to each report. In case of danger: call 112.
