Smoke hatch control beeping
Smoke hatch controls beep periodically (e.g., ±13 months). Reset on the controller (e.g., VELUX): press the small RESET button for 3 seconds and if necessary another 15 seconds on the main button. Problem persists? Email photo of the box.
KEI inspection according to AREI (Book I)
A VME needs a periodic electrical installation inspection. A negative report requires repair and reinspection. Note: private installations must also be inspected within their valid period.
Is a fire escape/smoke detector mandatory?
- Fire escape: depends on year of construction, municipal rules and permit/fire department conditions; often not retroactive.
- Smoke detectors: since 2020, optical smoke detectors (EN 14604) are mandatory in all homes/apartments. In stairwells/common parts highly recommended; sometimes mandatory (new construction, assisted living).
How safe is our elevator?
- At least 4×/year preventive maintenance by maintenance company.
- 2× to 4×/year inspection by recognized EDTC (e.g., Vinçotte, BTV, Konhef) depending on contract/ISO.
- Risk analysis after 10 years and then max. every 15 years; mandatory modernizations within 3 years.

Shared heating & hot water
Heating audit and periodic inspections by recognized technician are mandatory. Respect maintenance and inspection deadlines for gas/oil/solid fuel according to capacity and regulations. Legionella prevention and correct settings are essential for safety and efficiency.
